When you buy a new home your lender will generally require you to provide proof of property insurance. Homeowners insurance can be thought of as good, better, best.

  • The basic home insurance policy covers your property on an Actual Cash Value basis. An ACV policy is the bare minimum for coverage but provides the lowest premium. With ACV your home and personal property claim payments will be based on a depreciated value. This means that you will not be paid enough to replace the property at current values so you will be out of pocket for additional expenses to get back to a pre-loss status.

  • Replacement Cost Coverage is the most common coverage and unlike ACV coverage you are not assessed depreciation on a claim payout. This type of policy will allow you to purchase new items and structures up to the current cost based on your coverage limits.

  • Guaranteed Replacement Cost or Extended Replacement Cost is the most comprehensive coverage. This provides an additional amount of coverage from 255 to 100% over your policy limits. This guarantees that you have enough coverage to replace your property even if it exceeds the limits on your policy. This typically comes with the highest premium but it is the best coverage.

A common home insurance policy will cover the structure, your belongings inside the structure, liability and medical payments coverage. Beyond that there are a number of endorsements or riders that can be added to cover things like extended water damage, water backup, foundation coverage and matching roof materials coverage. You can also add endorsements for things like jewelry and collectibles. These endorsements will strengthen your policy and better protect you from loss.
